Aggressively Market Your Property!

What real estate agents do best is market your property to prospective home buyers!  If you are unable or unwilling to invest in marketing you will miss most of your prospective home buyers!

Many home sellers believe that a Realtor simply puts their property on the Multiple Listing Service(MLS) and hopes another agent will bring a buyer to the table.  This may be true in some circumstances, but it is normally not the case with most "professional" realtors.  True professionals will advertise your property in local newspapers, and real estate magazines, post your property on real estate websites like SmartHomeSearch.com. In addition they utilize referral networks to promote the property.  Remember, these guys don't get paid unless they sell your property!

Conversely, most home sellers will simply put a sign in their front yard and possibly run a classified ad for a week or two.  In today's real estate market this is most probably not going to get the job done!

Remember, when not utilizing an agent you have already lost access to the most powerful marketing tool for selling real estate.  This is the Multiple Listing Service (MLS).  This system is designed to place your available property in front of hundreds or even thousands of real estate agents who need to find an appropriate property for their buyers.  The fact is; since you are not willing, or not able, to pay a commission to sell your property, these agents will NEVER bring their buyers to your doorstep!

Note: There are many services out there promoting that they will place your home on the MLS for a flat fee.  However, you must know that in fact you are only putting your property in front of agents trying to place their buyers in a property.  Unless you are willing to pay a 2 to 3% commission to these buyers agents they will not show your home!  If you are willing to pay a small commission, make this known in your SmartHomeSearch.com listing and other advertising sources. Simply put "buyer agent protected"

Knowing that you are forfeiting the best sources of marketing your property, you must be willing to aggressively seek potential home buyers via your own marketing campaign.

Posting your property on SmartHomeSearch.com is a very good beginning for exposing your property to potential home buyers. Yet, it is still only one venue you will wish to employ.  You will also want to employ ALL of the following marketing venues if you truly wish to sell your property in a reasonable amount of time and get the price you want:

Internet Marketing:

First, list your property FREE of Charge on SmartHomeSearch.com.  By doing this we expose your property listing our viewers and through syndication the viewers of dozens of other local and national real estate websites.

Yard Sign Marketing:

Second, purchase our professionally designed yard sign.  This sign is custom printed with your contact information.  It also incorporates your properties listing number. This way a home buyer having interest in your property can go directly to the listing on our website. The yard sign is designed to gain the interest of the passerby. addtionally potential home buyers will see your property while being shown other properties in your neighborhood by a real estate agent.

Classified Ad Marketing:

Getting cheap here is marketing suicide!

Your ad should stand out from other ads and clearly describe the home. The price should be in the header line.

Over 80% of all home sales initiate with an online search and viewing of a property! Your classified ad must contain information about how the buyer can see your home online! The more pictures you show, the better!

Classified advertising is the first and possibly last opportunity you have to expose your home to a potential home buyer. Your ad should be running continously until you have gained a signed Purchase Agreement!

In advertising your home, fewer words is not better! Tell a home buyer why your home meets their needs.

Show the offering price and make a seller concession that will help more buyers purchase your home. Tell the home buyer about advantageous loan programs your home may qualify for. These can be found under government loans in SmartRateSearch.com. You may wish to talk to one of our local government loan specialist to determine which attractive loan programs are available in your market area.
