There are many ways in which a property seller will attempt to determine the sales price for their home.

Most of these can cost you thousands!

Homeowners inherently tend to believe their home is worth more than what the market will actually bear. This is understandable simply because the homeowner has emotional value tied to the property. However, the seller must understand that a potential buyer has no such emotional ties. Yet!

The problem for the seller is that a homebuyer's real estate agent will never allow their buyer to pay an inflated price for any home. They will simply move the buyer down the street to a property priced more in line for the area.

If you are attempting to sell your home By Owner, you might find an unsuspecting buyer willing to pay your asking price. At first glance this might seem great, however the inflated price could raise another potential deal killer. Most buyers will be utilizing financing of some sort to purchase their home. Unfortunately, regardless of how much the buyer wants to buy your property, the lender will only loan them the maximum of the appraised value! Most homebuyers are unable, or unwilling to take thousands of dollars out of their pocket book to make up this difference between your asking price and the maximum any lender will loan on the property.

Conversely, many times a seller will inadvertently offer to sell their property at a price well below current market value. It is pretty much a guarantee that the buyer or his agent will NOT tell the niave seller that the appraisal came back $17,000 higher than the sales price!

This service typically costs $350 to $500. However, this service may end up saving you unnecessary headaches and possibly thousands of dollars! Comparative Analysis:

A Comparative Analysis is typically performed by a local real estate agent. This report is generated by analyzing the features of your property and comparing them to similiar properties which have sold in the general vicinity.
